We Don't Just Build New, We Renovate and Repair Existing Buildings

John Lohan • October 23, 2026

Most people know Double Black Construction for erecting new pre-engineered steel buildings. But another big part of what we do is to bring older buildings back into shape. Using pristine new exterior metal panels, we can fix what's worn out, upgrade what's outdated, and add decades of further life into an existing structure.

Over the years we've done this type of work on recycling facilities, farms, industrial plants and warehouses for municipalities and commercial business owners across Canada. Every building is different, but the steps are often the same.

A Glimpse at Our Work Renovation Work Process:

  1. Site Visit and Assessment – Renovation work can't be priced properly from photos alone. A picture rarely shows the real condition of a roof, a wall or the insulation behind it. So, in most cases, we come out and inspect the interior and exterior of the building with you. Even then, once damaged areas are opened, what we find is often different from what was visible on the surface. We look at every roof, wall and opening to find what needs attention, and we're upfront with you about the full scope of the necessary repairs, well before the work begins.
  2. Clear Project Scope and Quote – You’ll get a written project overview and timeline, as well as a set lump-sum price, so you know exactly what's included before we start.
  3. Safety First – Every job runs under our site-specific safety plan. Double Black Construction is enrolled in British Columbia’s COR safety program.
  4. Work in Phases – We plan the work in stages so your operation can keep running wherever possible. No downtown means your business stays productive with employees staying active.
  5. Regular Walkthroughs – You’ll get to inspect each phase with us as they’re done, so nothing is left until the end.
  6. Final Sign-Off and Warranty – We’ll finish the metal building renovation project with a final walkthrough and inspection to ensure you’re satisfied with the new structure. All our workmanship is backed by a one-year warranty.

Recent Project Examples

During the fall of 2026, we completed capital repairs on two buildings at a recycling depot in Abbotsford, BC We removed insulation, conducted wall repairs, added plywood interior lining on all walls and replaced the metal roofing on both buildings. The complete work was finished in phases with a client walkthrough after each one.

At Abbotsford International Airport (YXX), we installed door frames and framed large openings in an existing pre-engineered metal building.
